Épopée Gestion finalises the acquisition of a new office building in Bordeaux from Nexity

Épopée Gestion, a regional investment company founded by Charles Cabillic and Ronan Le Moal, has completed the acquisition of the Turin office building in Mérignac, on the outskirts of Bordeaux, in the immediate vicinity of the airport and with excellent public transport links. Turin, developed by Nexity, is certified BREEAM* level Good and meets the environmental expectations of the fund, which holds the SRI label.

Épopée Gestion has finalised the acquisition from Nexity of an office asset in Mérignac, on behalf of its OPPCI Épopée Immo Rendement I. This new property development, which will be delivered in September 2022, has several tenants on long-term leases: Flex-O, a national coworking company; Adenes, a provider of expertise, consulting, auditing and accounting solutions; Aerospacelab, a company in aerospace sector; and the Eat Salad restaurant chain.

The acquisition concerns a freehold office building with a surface area around 5,000 m², which has obtained BREEAM Good certification as well NF Bâtiments Tertiaires certification. The property benefits from excellent public transport links, with a direct connection to the SNCF train station via the extension of tramway line A, and immediate access to the Bordeaux ring road less than a kilometer.

The Turin asset is located in the “45th Parallèle” business and hotel park. The mixed-use complex comprises 4 office buildings, a silo parking lot including a retail and health center, two 4-star hotels and a convention center, all in the heart of a 2-hectare central pedestrian garden, riverside gardens and a forecourt.
