Épopée Gestion strengthens its presence in Nouvelle-Aquitaine with the acquisition of a freehold office building in Bassins à Flot, Bordeaux

Épopée Gestion, a regional investment company co-founded by Charles Cabillic and Ronan Le Moal, announces the acquisition of Le Sémaphore through its Épopée Immo Rendement I fund. This office building, covering approximately 5,000 m², is located in the iconic Bassins à Flot district, one of the main centres of tertiary activity and urban renewal in the Bordeaux metropolitan area.

Built in 2017, the building enjoys excellent transport links and is located in the heart of a dynamic environment combining housing, schools, businesses, cultural facilities and services. Certified NF HQE Excellent, it also has a connection to the urban temperate water network, demonstrating its high-performance and sustainable design.

The asset has an occupancy rate of 98%, divided between four high-quality tenants, including a subsidiary of a leading national group, thus ensuring solid rental visibility.

By targeting recent buildings in prime locations occupied by users with strong local roots, Épopée Immo Rendement I aims to build a portfolio of commercial assets for its investors that combines rental appeal, resilience and extra-financial performance. This €13 million transaction completes the portfolio, which now consists of 50 assets.
