Épopée Gestion is strengthening its logistics exposure in the French regions with the acquisition of an industrial and logistics property on the outskirts of Nantes. The 17,300 m² site is fully let to Kelias. With this first Club Deal, Épopée Gestion has demonstrated its ability to source and structure transactions that meet the expectations of regional investors keen to support the local economy.

An ambition to diversify strategically, particularly through Club Deals
This first Club Deal reflects the expertise of Épopée Gestion’s real estate teams and the company’s desire to diversify its investor base in the industrial asset class among sophisticated private clients(*). Épopée Gestion had already begun to diversify among this clientele via its hotel fund, launched in 2023. This strategy reflects our desire to offer agile investment solutions tailored regional investors.
An asset that contributes to the region’s industrial dynamism, with high value use
Located in Saint Herblain, on the outskirts of Nantes, this 17,300 m² property complex combines industrial, storage and office activities. It is located in a dynamic business park, just a few hundred metres from the terminus of line 1 of the tramway, at the foot of the Nantes ring road and in the immediate vicinity of the Atlantis shopping centre. The process of selling the building was concluded in February 2025 with an agreement acquire the entire property from the freeholder for an investment volume of around €10 million excluding transfer duties.
This property, located in an “Industrial Territory”, is fully in line with Épopée Gestion’s investment strategy, which aims to provide long-term support for local businesses and jobs, particularly in industry. Kelias (formerly the Signalisation segment of Groupe Lacroix), the tenant of the property, is a regional champion with long-standing expertise in the design and production of road signage and urban development equipment. Active for over 80 years and historically based in Saint-Herblain, the company employs 335 people and will generate sales of around €60 million in 2023. This production and storage site is strategic for the company, which directly employs 260 people.
Épopée Gestion thus continuing to expand its property portfolio and confirm its position as a key player in the regional property assets segment.
The vehicle structured for the transaction is classified as an Article 8 SFDR. It promotes ambitious environmental and social objectives and contributes to Épopée Gestion’s territorial impact. The asset will be subject to an ESG (Environment, Social and Governance) action, focusing in particular on energy, ecological and accessibility issues.
